Minimum Qualifications:

  • Engineering/Architecture/Business/Finance Courses
  • Three (3) years of experience in project development in real estate
  • Must have a professional license; if applicable
  • Knowledgeable in using AUTOCAD.
  • Proficient with computer software like MS Office and Emails
  • Above average oral and written communication skills
  • Strong project management skills
  • Management experience in real estate industry
  • Excellent organizational and leadership skills


Job Position Descriptions:

Ensuring effective and efficient management of projects from conceptualization to turn-over.

  Land Feasibility and Conceptualization 

  •     Oversee Market Study/Competition Scan for the new property. 
  •     Runs the Project Financial Statement - Conducts Pre-Development Conference 
  •     Ensure that deliverables and commitments are met. 

 Project Planning 

  • Lead Project Timetable monitoring and ensure that deliverables of different departments are on track.
  • Lead Project Status monitoring and ensure that Project Enterprise Team and concerned departments are aware of the status of each project.
  • Ensure project feasibility and achievement of desired income. 
  • Conducts Pricing Strategy 
  • Ensure that necessary documents and plans to complete Marketing Requirements in PKS 
  • Makes the Payment Scheme Calculator of New Projects 
  • Leads the conduct of Project Knowledge Seminar to Sales and Marketing 

Project Implementation

  • Monitors overall progress of construction activities in coordination with Construction Management
  • Ensures that project timelines, budgets, and other project considerations are met. 
  • Consolidates project concerns from the other business units to achieve project goals. 
  • Assists CM Team in checking the feasibility of the project development. 

Project Delivery

  • Coordinates with concerned departments to complete turnover checklist of property management.
  • Assists CM and PDS Team to comply with turnover requirements as the need arises.

After - Sales

  • Leads the resolution of concerns related to the overall project development.
  • Responsible for the improvement and development of strategies to improve processes relating to project management.
  • Suggests improvements to streamline the process, methods, and procedures of the company.
  • Provides ideas and participate in planning and implementation of programs/activities that aim to increase operational competency and workforce productivity within the department.

Other Tasks

  • Supervises and assists subordinates in the fulfillment of their tasks.
  • Supports Project Development Head and Director
  • Conducts Business Review 
  • Conducts Project Close-Out
  • Provides Project Inventory Pipeline
  • Updates the Applicable Payment Schemes every quarter.
  • Monitors the Price Increases of Lots and Houses
  • Gives price increase recommendation as necessary. 
  • Updates and revises PSC Templates as requested by concerned departments. 
  • Issues necessary Job Order and prepares necessary billings for third party designers/contractors. 
  • Observes proper work collaboration with other departments 
  • Assists and supports other team members in building in-depth knowledge of existing procedures, workflows, and standard practices. 
  • Facilitates on-boarding of new hires for department-specific processes and work. 
  • Supports the development of corporate-wide initiatives.
  • Follows company system and procedures. 
  • Stays abreast of current regulations and guidelines of the company. 
  • Issued and safekeeps important inter-department memos and correspondences.
